BMI Icopal’s Sealoflex Cold Liquid Systems offer complete solutions for all flat roofing challenges.

CONSTRUCTION activity surged last year as the UK emerged from lockdown, but this demand didn’t stop. In fact, it’s set to increase year on year. This means that flat roofing contractors and specifiers need to find solutions to the challenges they face every day.

From schools to offices and warehouse buildings, flat roofs are particularly common on commercial buildings that are in use almost all year round. This makes repairing or replacing the roofs a particular challenge for flat roofers as they aim to minimise disruption and ensure safety for all involved. This is where BMI Icopal’s Sealoflex Cold Liquid Systems can help.

Sealoflex Cold Liquid Systems

Sealoflex is a range of cold-applied liquid waterproofing systems that can provide a full range of liquid applied roofing solutions. Enabling wet-on-wet application without the need to remove existing equipment, Sealoflex is the ideal solution for roofing contractors and specifiers as it minimises downtime and disruption on site. The ease of application and the fact that the systems are installed entirely flame-free makes Sealoflex a safe and optimal choice for commercial projects, retrofits, or refurbishments.

Three Technologies

Sealoflex is made up of three technologies which all offer multiple benefits when compared to more traditional roofing technologies:

  • Sealoflex Ultima
  • Sealoflex Endura
  • Sealoflex Prima

“The three technologies of the Sealoflex range deliver complete flexibility, complete coverage, and complete peace of mind,” says Matheau Woodyatt, Technical Training Manager at the BMI Academy.

“Sealoflex meets every demand for a waterproof flat roof, whilst minimising downtime and disruption to projects and the flow of life around them.”

Minimising Disruptions and Ensuring Safety

Ideal for projects where the building is occupied or in use, Sealoflex Ultima, a single-component, polyurethane-based liquid that can be used straight out of the box, presents minimal disruption throughout the process of refurbishment due to the health and safety benefits it provides. This makes it perfect for refurbishment projects where the building may be occupied during works.

Ideal for Space and Time Restrictions

Sealoflex Endura is a PMMA-based technology, ideally suited for use on balconies and walkways or projects that have a very restricted programme time. Endura requires an additional catalyst for the PMMA to activate and therefore be applied. As such, it is very fast setting after application – as quick as 20 minutes – making it ideal for areas that need to be accessed quickly post application.

Mitigating the Challenges of British Weather

One of the many challenges facing the roofing industry is the British weather. Should it rain during application, Sealoflex Ultima can be left to cure and then be reapplied. This means it offers more flexibility than Glass Reinforced Plastic and laminate rolls, which would instead need to be entirely removed if it were to rain.

BMI Icopal Sealoflex Cold Liquid SystemsWell-Suited to Refurbishment Projects

With the growth in focus on sustainability, many are looking at refurbishments and retro-fitting projects as ways to extend the lifespan of a building, without the environmental impacts of building anew. Liquid waterproofing is an ideal solution for this purpose. It can be applied over the top of the existing roof to create a bond to the substrate that works over fibre cement, metal and single-ply, so it’s both cost and time efficient.

Unrivalled Technical Support

Backed by BMI Icopal, the Sealoflex range is supported by its comprehensive flat roofing systems. From its DesignMaster CAD services to specification and design advice, or support with diagnostic surveys and reporting, BMI Icopal can help bring your project to life.

Designed for New Builds

Sealoflex Prima, just like Ultima, is based on polyurethane resin technology. Prima is specifically designed for application within the commercial refurbishment and new build sectors. In addition to being applied as a complete roof overlay, it can also be applied as part of a new warm roof build up.

All Sealoflex systems can be used both with additional companion components or on their own to provide a complete roofing solution. As an additional benefit, both Sealoflex Ultima and Prima are odour free, making them ideal solutions for buildings that require public access during the project’s completion, such as hospitals and shopping centres.

The ease of application of the Sealoflex systems and the limited tools required make them a remarkably convenient solution. As with the Icopal range of flat roofing systems, specifiers and clients can have guaranteed quality and performance from their flat roofing system. This is because Sealoflex Endura and Prima are exclusively installed by contractors who are part of BMI Icopal’s Approved Contractor schemes.

Choosing a Sealoflex System

For those unsure which system to choose for their project, BMI Icopal have created a user-friendly system configurator. Simply answer the questions based on your project, such as, is the system required for a flat roof, balcony or terrace, and the system configurator will direct you to the best Sealoflex system to suit your project requirements.
