Read the latest magazine Featured Solutions Flat Roofing Industry News Reinforced Bituminous Membranes (RBM) Roof Refurbishment Success at The Lloyd’s Building, London 5 September 2024 UK ROOFING AWARDS 2024 winning project, The Lloyd’s Building, London, features Bauder Total Roof System PLUS (BTRS PLUS). The bituminous system was installed to refurbish ten different roof areas to meet the Grade I listed building’s requirements. The Lloyd’s Building, located in the City of London, serves as the headquarters for the insurance institution, Lloyd’s of London. A refurbishment was required due to the original roof reaching the end of its serviceable life. The building structure comprised three main towers and three service towers around a central rectangular space. In total, ten separate roof sections required refurbishment. Bituminous System Bauder Total Roof System PLUS (BTRS PLUS), a reinforced bitumen membrane solution was specified to meet the project objectives, incorporating BauderGLAS Tapered Insulation to enhance the thermal efficiency of the roof. BauderKARAT bitumen membrane in charcoal grey mineral finish was selected for the cap-sheet layer, with designated areas completed in a green mineral to provide additional safety separation. Torch-on, self-adhesive, and hot air-applied systems were specified depending on the specific area of roof requiring waterproofing. For instance, a cold-applied system was selected for perimeter areas, penetrations and upstands, in accordance with the NFRC’s Safe2Torch guidelines. At the tender stage, the complex and prestigious project required a detailed plan explaining the sequence of works and operations for the roof. This was produced by Bauder, roofing manufacturer, in conjunction with their approved roofing contractor, Inspire Contract Services Ltd. The plan encompassed the systems and procedures for implementing and controlling work quality, strategies for addressing potential design challenges, and reports on health and safety and technical support. Installation The installation works carried out by roofing operatives had to navigate several challenges such as client requirements, the unique height and shape of the building, the project’s location, City of London regulations, scaffolding timelines, and rooftop plant equipment. Collaboration with the crane contractors was vital to establish a safe and secure scaffold system to carry out the works. The busy project location led to particularly high-risk activity, necessitating careful consideration of site setup locations, access routes, and work methodologies to minimise disruption to stakeholders, including the client and the building. To ensure the quality of the roof installation, approved installers adhered to strict internal processes. Bauder site technicians conducted inspections every two weeks to monitor the installation’s progress and provide any necessary support or information. Roof Refurbishment Success The refurbishment project was completed on The Lloyd’s Building in June 2023, delivering a Bauder bituminous waterproofing system across ten roof areas, totalling 3418m², with a service life in excess of 35 years under normal service conditions according to the British Board of Agrément (BBA) certificate 10/4744. The Lloyd’s Building, London was presented with two awards at the National Federation of Roofing Contractors (NFRC) UK Roofing Awards 2024. The renowned project won the Reinforced Bitumen Membranes category and The Industry Choice Award which was voted for by the public.
