New Rooftop Terrace Planned for Manchester City Centre

A MAJOR MANCHESTER CITY CENTRE office has won planning permission for a rooftop terrace as part of a wholesale refurbishment.

The 350,000 sq ft office at 1 Hardman Boulevard located in Spinningfields, Manchester has been redsigned to feature a stunning wraparound rooftop terrace space.

Designed by SimpsonHaugh Architects, the roof top terrace will feature glass balustrades, allowing occupants access to spectacular views across the city.

The proposal was approved in December 2024, with SimpsonHaugh Architects leading the design process hoping to “contribute to the continued revitalisation of the Spinningfields area.”

The now empty property was formerly owned and occupied by Nat West bank who sold the building in 2023 to Parthena Reys, a real estate company based in Luxembourg for around £70m.

The 10-storey building is set to undergo a major overhaul, with computer-generated imagery showing the new occupants will be surrounded by greenery and plantlife.

New Rooftop Terrace

The addition of the new roof terrace will span three sides of the building and incorporate a covered area, as well as seating. A living green wall continues the greenery of the interior, with planters along the balustrade creating a rooftop garden.

Existing rooftop plant will be reconfigured to accommodate the terrace and other alterations to the façade are planned.

The building will be re-launched as The Metropolitan with work expected to start later this year and complete in 2026.
