The Project The Midland Hotel in the heart of Manchester city centre has been a well-loved retreat for visitors since opening its doors in 1903. It is famously known for where Rolls met Royce. With restaurants and luxury spa facilities, the building, now operated by the Leonardo Royal Hotel Group, had started to show signs of its age with multiple areas of concern arising all over the site. The signs of water ingress were developing with staining on ceilings and damp areas. Scope of work The courtyard and atrium roofs were single ply systems on a metal deck. The single ply had failed and the insulation was fully saturated. The metal deck had developed a great deal of play and was subsequently deemed to be unsafe for use. Due to this roof being located over the front reception of the hotel, the Technical Manager of the roofing solutions company Garland Co Ltd designed a solution that would enable the hotel to continue to operate with minimal disruption to the guests. The hotel consisted of multiple roof levels ranging from lobby level up to seven floors. Extensive scaffolding was erected in phases to allow the specialist roofing contractors, Ronald G Graham Roofing and Building Ltd team to work safely on each individual section. The challenges Due to the site’s central location, the use of a crane to transport the materials to the roof level was not feasible. Therefore, service lifts were used to carry everything the team needed – all tools and materials to the job site. On this project Ronald G Graham, in addition to working closely with Garland, also teamed up with Drummond Roofing Consultancy Ltd and Chartered Surveyors, Hawthorne Consultancy Ltd. The Ronald G Graham team enjoyed the problem solving involved in a project of this complexity. Ronald G Graham Roofing and Building Ltd can be contacted on 0800 234 3243.
